The simple goal of preconstruction is to Maximize the Value of Your Investment. ​The SPECIALIZED Preconstruction Team will provide the following services:

COST CONTROL

Our goal is to deliver a Guaranteed Maximum Price which is on or under budget and build the project within that budget. ​Proper cost control starts with a responsible and realistic GMP estimate.

In order to stay under budget, the original GMP estimate must be meticulously thought out through all aspects of construction.

Site Logistics Planning

Prior to every project we perform, SPECIALIZED will develop a comprehensive and proactive Site Logistics Plan specific to that project. The purpose is to CLEARLY COMMUNICATE all the impacts and mitigation efforts that our construction project will require. Our Site Logistics Plan will clearly identify and communicate:
  • Mitigation of construction noise, vibration, and dust.
  • Traffic control measures​
  • Construction material and equipment deliveries​
  • Contractor parking areas​
  • Material and equipment staging areas and barriers​
  • Safety & hazard control zones​​
  • Location of temporary and permanent utilities​​
  • Pedestrian access plans​

Our goal

Scheduling

Our goal is to identify early in the process how long it will take to build the project and to keep everyone on the team accountable for meeting the schedule. This is accomplished by working closely with our clients and the Design Team; and communicating on all required design deliverables to keep the project on track in its earliest stages. We will treat all design and preconstruction milestone date commitments with as much respect as we would the final completion date.

Once construction has commenced, we will break down the Master Schedule into two-week look-ahead schedules that capture every activity and commitment within a two-week period that must be accomplished in order to meet all committed milestone dates. This schedule is reviewed in detail in our weekly on-site construction meetings and is published with the minutes of this meeting and sent out to all project stakeholders. It is our philosophy to commit all the required effort and resources early in the project to make sure that the first milestone dates never slip backward.
